Scope of Application
These Terms and Conditions apply to all bookings of the vacation rental CozyBeach Zeepolder, Ferienpark Zeepolder, De Haan aan Zee, Belgium, arranged through:

(hereinafter “Landlord”)
1. Contract Formation
1.1 By booking through the online booking form on this website, the guest submits a binding offer to enter into a rental agreement.
1.2 The contract is concluded once the landlord has sent the booking confirmation by email.
1.3 The guest is obligated to provide truthful information when booking, particularly regarding the number of persons.
2. Rental Property
2.1 The rental property is the vacation home CozyBeach Zeepolder in Ferienpark Zeepolder, De Haan aan Zee, Belgium.
2.2 The vacation home includes: 2 bedrooms, 1 bathroom, living and cooking area, terrace, and private garden. Maximum occupancy is 4 persons.
2.3 Shared facilities of Ferienpark Zeepolder are available for use (pool, tennis courts, playground) — subject to park rules and opening hours.
3. Rental Price and Payment
3.1 The rental price is based on the seasonal price list displayed on the website at the time of booking.
3.2 Additional services (e.g., pet: €20/night, bed linen service: €25/person) are listed separately when booking.
3.3 Payment is made after booking confirmation according to the payment terms specified in the booking process.
3.4 For direct bookings through this website, no service fee applies.
4. Minimum Stay
4.1 A minimum stay of 2 nights applies during the pre-season, post-season, and low season.
4.2 During high season (July/August), a minimum stay of 7 nights applies.
5. Check-in and Check-out
5.1 Check-in: from 3:00 PM
5.2 Check-out: by 11:00 AM
5.3 Access is self-service via a key box. Access details will be provided by email after payment is received.
6. Cancellation and Withdrawal
6.1 Cancellations must be submitted in writing by email to info@cozy-beach.com.
6.2 The following cancellation terms apply:

6.3 Guests are advised to purchase travel cancellation insurance.
6.4 The landlord reserves the right to cancel the booking free of charge in cases of force majeure (e.g., natural disasters, official orders).
7. Pets
7.1 Pets are allowed by prior arrangement and for an additional fee of €20/night.
7.2 Pets are not allowed on furniture or beds. Damage caused by pets is the responsibility of the guest.
8. Guest Obligations
8.1 The vacation home must be treated with care. It must be left clean and tidy upon departure.
8.2 Damage must be reported immediately. The guest is liable for all damage caused by themselves or their fellow travelers.
8.3 The maximum occupancy of 4 persons must be observed.
8.4 The house rules of Ferienpark Zeepolder must be followed. Noise disturbances (especially between 10:00 PM and 8:00 AM) are prohibited.
8.5 Smoking inside the house is not permitted.
9. Landlord Liability
9.1 The landlord is not liable for damage caused by force majeure, technical failures, or third parties (e.g., vacation park operators).
9.2 The landlord assumes no liability for the availability and quality of the shared facilities of the vacation park.
10. Data Protection
The processing of personal data is carried out in accordance with our Privacy Policy, which is available on this website.
11. Applicable Law and Jurisdiction
11.1 The law of the Federal Republic of Germany applies.
11.2 The place of jurisdiction, where legally permissible, is the landlord’s place of residence.
12. Severability Clause
Should individual provisions of these Terms and Conditions be invalid, this does not affect the validity of the remaining provisions.
