These Terms and Conditions apply to all bookings of the vacation rental CozyBeach Zeepolder<\/strong>, Ferienpark Zeepolder, De Haan aan Zee, Belgium, arranged through:<\/p>\n\n Antje Scholz-Eichler Email:<\/strong> info@cozy-beach.de<\/p>\n\n (hereinafter “Landlord”)<\/p>\n\n 1.1 By booking through the online booking form on this website, the guest submits a binding offer to enter into a rental agreement.<\/p>\n\n 1.2 The contract is concluded once the landlord has sent the booking confirmation by email.<\/p>\n\n 1.3 The guest is obligated to provide truthful information when booking, particularly regarding the number of persons.<\/p>\n\n 2.1 The rental property is the vacation home CozyBeach Zeepolder<\/strong> in Ferienpark Zeepolder, De Haan aan Zee, Belgium.<\/p>\n\n 2.2 The vacation home includes: 2 bedrooms, 1 bathroom, living and cooking area, terrace, and private garden. Maximum occupancy is 4 persons<\/strong>. <\/p>\n\n 2.3 Shared facilities of Ferienpark Zeepolder are available for use (pool, tennis courts, playground) \u2014 subject to park rules and opening hours.<\/p>\n\n 3.1 The rental price is based on the seasonal price list displayed on the website at the time of booking.<\/p>\n\n 3.2 Additional services (e.g., pet: \u20ac20\/night, bed linen service: \u20ac25\/person) are listed separately when booking.<\/p>\n\n 3.3 Payment is made after booking confirmation according to the payment terms specified in the booking process.<\/p>\n\n 3.4 For direct bookings through this website, no service fee<\/strong> applies.<\/p>\n\n 4.1 A minimum stay of 2 nights<\/strong> applies during the pre-season, post-season, and low season.<\/p>\n\n 4.2 During high season (July\/August), a minimum stay of 7 nights<\/strong> applies.<\/p>\n\n 5.1 Check-in:<\/strong> from 3:00 PM 6.1 Cancellations must be submitted in writing by email to info@cozy-beach.com.<\/p>\n\n 6.2 The following cancellation terms apply:<\/p>\n\n 6.3 Guests are advised to purchase travel cancellation insurance.<\/p>\n\n 6.4 The landlord reserves the right to cancel the booking free of charge in cases of force majeure (e.g., natural disasters, official orders).<\/p>\n\n 7.1 Pets are allowed by prior arrangement and for an additional fee of \u20ac20\/night<\/strong>.<\/p>\n\n 7.2 Pets are not allowed on furniture or beds. Damage caused by pets is the responsibility of the guest. <\/p>\n\n 8.1 The vacation home must be treated with care. It must be left clean and tidy upon departure. <\/p>\n\n 8.2 Damage must be reported immediately. The guest is liable for all damage caused by themselves or their fellow travelers. <\/p>\n\n 8.3 The maximum occupancy of 4 persons must be observed.<\/p>\n\n 8.4 The house rules of Ferienpark Zeepolder must be followed.
